Real estate experts in Lagos State have given their critique on Nigerian singer Yemi Alade’s recent stance on the ongoing demolition projects in the state. While they recognize the legitimacy of Alade’s concerns, these professionals argue that her frustration arises from a lack of knowledge and understanding of real estate practices. They underscore the importance of acquiring valid title documents and building approvals before embarking on property construction.
A commentator known as @IamEriOluwa on X.com provided insights into the legal aspects of land ownership in real estate transactions. According to him, the legitimacy of land ownership is contingent upon possessing appropriate title documents and government approvals. He emphasized that even with valid documents, if the government designates the land for specific development, the ownership becomes null. He reiterated the government’s authority to utilize land for public benefit, which may necessitate demolishing structures that violate regulations or hinder development projects.
Another real estate agent, identified as Durubond, reiterated that the demolished structures had infringed upon land or building regulations, underscoring Lagos State’s stringent regulatory framework. He noted that notifications were issued to individuals who violated regulations during construction, highlighting the government’s efforts to communicate with property owners. However, he acknowledged a communication gap that leaves some individuals unaware of the necessary procedures.
Yemi Alade’s public outcry against the demolition of Mende Estate Villa has sparked controversy, with her alleging inadequate notice provided to residents before demolition. She expressed apprehension that such actions could discourage real estate investment in the state.
